Having an agent that is local and on the ground is a huge benefit to my business. There are a few reasons that stand out for me. 1. When there is a decision maker in my local market I know that; that person understands the local market, economy, neighborhoods, and state laws regarding real estate transactions. I constantly have to educate negotiators or loss mitigators in other states on how AZ works, so that my clients get a fair approval letter. It is frustrating to have to constantly explain this. A local rep helps with this. 2. Having a local rep gives me the opportunity to build a solid relationship with one person or a few people that not only can I rely on them, but they can rely on me too. We can build a relationship based on trust and solid work ethic to benefit the seller, the bank, and ourselves. Working with countless random people who don't really care about me, the seller or the short sale file is an outdated way to work through the inventory on hand, and it doesn't promote an " all hands on deck" attitude on every deal. If all parties are not going to perform at the highest level on every deal then it can be a huge waste of time. An unknown CS rep on the other side of the continental US doesn't promote this kind of work atmosphere. 3. Having a rep on the ground is also beneficial when there is a problem that needs to be addressed quickly and accurately. Out of State Reps typically can't help a whole lot, and it makes for at least twice the work / effort than should have to be applied in many cases.
